Finding The Right Tenant

  • Appropriate marketing of the property.

  • Advertise the property in appropriate media, relocation companies and HR departments of selected companies.
  • Welcoming calls and providing property information.
  • Showing of property to potential tenants.
  • Accept, review, and check in detail tenant applications.
  • Prepare professional lease documents and have signed including Form Ks.
  • Inspect and provide written entry inspection report prior to occupancy.
  • Arrange for maintenance if required to maintain standards.
  • Arrange for turnover and move in.
  • During lease coordinate all tenant and property activity.

Rent Collection and Accounting

  • All rents collected and deposited to trust account first working day of each month.
  • Pay expenses on behalf of property and Owner.
  • Pay Owner net proceeds to Owner account - set date monthly.
  • Coordinate all maintenance and property requirements.
  • Provide to Owner monthly and annual statements.

Maintenance and Repairs

  • Arrange maintenance and repairs in accordance with Owner approvals.
  • Arrange and coordinate property contractual services as required.
  • Arrange seasonal maintenance for home as required.

Arbitrations and Evictions

  • If unavoidable, coordinate entire Residential Tenancy Office process including legal documentation and arbitration appearances.

Our Full Service Package

  • Conduct regular drive-by home and property inspections advising of any deficiencies.
  • Video recording of home at time of turnover to tenants.
  • Collect monthly rent fees and deposit to Owners account.
  • Monthly and annual financial statements.
  • Provide full and complete interior inspections on regular basis.
  • Conduct annual evaluations as required for insurance purposes.
  • For non-resident owners we will agree to assist Owners in reducing the up front taxes and will act as an Agent to provide NR6 and withholding undertakings and will assist with annual filing as required by Revenue Canada (extra charge applies).
